WHY SHOULDN'T I JUST LIST MY LAND WITH A REAL ESTATE AGENT?

Selling land with a realtor can be a difficult and long process.  It starts with attempting to find a competent agent to work with.  This task on it's own is like throwing darts blindfolded.  Once you do roll the dice and decide on a realtor to work with, they confront you with mountains of paperwork to sort through.  They go over their commission, which is usually in the range of 7% - 10%.  You reluctantly sign all the paperwork and then cross your fingers!  The realtor then goes on to write a one sentence description of your property, maybe take a couple of pictures of the actual land (if you're lucky) , and post it on the multiple listing service.  You wait patiently.  For MONTHS!  Oftentimes a year or more goes by and the land has still not sold.  The whole time the property tax bills keep coming in.  If you are one of the lucky ones, your agent does eventually find a buyer and you then discover that you owe a title company for closing costs, escrow fees, recording fees, transfer fees, and more.  After paying the list of closing costs and your realtor's commission you are left with not what you expected.  What a headache when you can easily sell to us today and we take of all the hassle while you sit back and cash your check!
 

HOW QUICKLY CAN I GET PAID?

Sometimes in as little as a two weeks.  In most cases we will schedule a closing about 4 weeks from the time that you contact us.  The title company will issue you a check or a wire at closing.
 

WHAT FEE'S DO I HAVE TO PAY WHEN I SELL MY PROPERTY TO YOU?

We pay all of the fee's and closing costs associated with the sale of your property.  You pay nothing!  The price we agree to pay you is the exact amount you receive at closing.

WHAT KINDS OF PROPERTY DO YOU PURCHASE?

We specialize in vacant land and acreage all over the US.  We only buy land without homes and typically the more remote the better!
 

I CAN'T FIND THE DEED.  IS THAT OK?

No problem!  We can use our resources to get a copy of the deed form the county the property is located in.


WHAT IF I OWE BACK TAXES ON MY PROPERTY?  ARE YOU STILL INTERESTED IN PURCHASING IT?

Yes, we will still purchase the property, as this is a situation we encounter regularly.  If the taxes owed are within reason we will pay them all out of our pocket.  If you owe a lot, we will renegotiate a purchase price with you that makes sense for the both of us.
